“We Will Sell Your Home For 1.5% . . .”
There was a beautiful breeze as we sat at the beach side grill on Christmas day. It had been years since I have visited the island of Maui and now as I looked out over the beach a thought ran thru my head, “I could live here.”
There are very few places in the world that I would consider living. I am very spoiled living in San Diego.
I allowed myself to dream a little.
What would it be like to live on an island? Would I get island fever? What would I have to do to make it a reality? Would I be able to afford a home here? First I would have to sell my house.
While the dream played out, I thought to myself, I would be a real estate agents dream client.
I would make any necessary repairs. I would deep clean it, maybe paint a room or two. After all, I know how to make a home appealing to buyers.
My aha moment came when I realized that I, as a client would not sign a contract with a 6% or even a 5% commission.
Then another aha moment came. If I wouldn’t pay that commission, then how could I ask my clients to pay it?
Insider secret #1:
Real estate commissions are generally split between a Listing Agents’ agency and the Buyers Agents’ agency. Which means if the commission is 6%, the listing brokerage would get 3% and the buyers brokerage would get 3%. Notice I didn’t say the agent themselves. Agents are salespeople for the brokerage, as such they split their commission with the real estate agency.
But I own the brokerage. And I take great pride in treating others as I want to be treated.
After much consideration, I have decided to move to a 1.5% Listing Fee model.
What that means to my clients is more money in their pocket from the sale of their home.
We, (the seller and us) would still need to set the commission for the buyers’ agent. Which can be either a Flat Fee or a Percentage.
Insider secret #2:
All commissions are negotiable. Most sellers don’t realize that they set the commission for the buyers’ agent. There was a time when agents were the gate keepers on new properties coming on the market, that allowed them to keep the commission high. That is no longer the case. Thanks to the internet we are able to market homes directly to buyers.
Now that I am back in San Diego I am once again reminded of what I love about this city. I can’t imagine living anywhere else. But it was a nice dream. Maybe I’ll just take a little longer vacation next time.
