Welcome back!  La Mesa Summit Estates Update . . .

The new community on the hill over Serramar in La Mesa is still making its way thru the planning commissions.

We got a boost in interest when Austin Dias, a partner at The Phair Company, appeared on a segment for Channel 10 News.

Here is a look:

I had the pleasure of speaking with Austin at a recent breakfast with the La Mesa Chamber of Commerce, and he said things are beginning to happen on the project.

Armida, the Project Manager gave me a few more details:

  • Design Review Board and the Design Advisory Board  scheduled for week of May 14th – 18th
  • La Mesa Planning Commission in June
  • La Mesa City Council in July
  • Grading to begin in August

There are some that would rather see the project not happen so we need EVERYONE to send a letter to the La Mesa Planning Commission and even show up at the City Council meeting.  I will, of course, keep everyone updated on those dates as we get them.


I will update this blog after the Design Review and Advisory Board meetings.

La Mesa Summit Estates are Coming Soon.  Recently I had the pleasure of meeting Armida Torres, a Project Manager for The Phair Company. She was on hand at the Nan Couts Cottage to answer questions about the upcoming development in La Mesa.

The La Mesa Summit Estates will be built on a hill above the Serramar development.  It looks like the entrance will be just off of Eastridge Drive on Monte Dr. La Mesa Summit Estates

The sign says 39 homes but Armida explained that after getting feedback from several focus groups and surveys they determined that there is a much higher demand for single story homes.  Because single-family homes take up more land than two-story homes, there will now be 30 homes instead of 39, all part of an exclusive gated community located on a private street.

Judging from the number of people I witnessed taking time out of their Sunday to stop in and put their name on the buyer interest list, I would say the change to single-story homes has indeed created a strong demand.

Other factors that are sure to interest buyers are the views. Every home built in the La Mesa Summit Estates will have unobstructed views. Depending on which side of the hill the home is located on the views will be of the Coronado Islands, Downtown San Diego, Pt. Loma, Mt. Soledad, Cowles Mountain or the Cuyamacas and Mexico. From this hilltop, the views will be spectacular!

Another factor that is sure to attract many buyers is the “multi-generational” suite. This will be a second master bedroom suite that will consist of a full bath, kitchenette, and laundry area. This will allow for older family members or adult children to have a feeling of independence while at the same time the comfort of living in a supportive extended family environment.

Here is a look at the Preliminary Grading Plan to show you how these homes will wrap around this hill and water tower. Armida explained to me that the water tower would remain but that the homes will sit higher. Also, that a couple of the homes will be two stories because the lots size is a little smaller around the water tower. A small price to pay I think.

The green area of this plan is where Overlook Park will be going for all residents to enjoy. Here is a closer look at the proposal for the park.

As I mentioned, the community will be gated, and this is a view of the proposed gate coming into the community off Monte Drive. The gates will be heavy wood gates with wrought iron hardware. In the center will be a Community Identity Plaque.

The general specifications of the homes are:

  • 2,500 sq.ft to 2,900 sq.ft
  • 4 & 5 bedrooms with 3.5 baths
  • 2-one story & 1-two story floorplans
  • 2nd downstairs master bedroom & bath, with kitchenette
  • Energy saving “Earth-Friendly” designs and construction
  • Private gate entry

Home Features are:

  • Great room (family/dining/kitchen) for entertaining
  • Stainless steel appliances
  • Rooftop Solar
  • Gray water recycling for landscape irrigaion

  • Electric car charging station in garage

Here is a look at the floorplans for the homes. One word of caution however, these are initials drawings there could be some modifications between now and the time they are built. They are hoping to start construction within 8 months.
